Whether it be one or a portfolio of several properties, we offer a comprehensive management service of your property and currently manage over 500 properties in the locality.
We are happy to come and view your rental property without obligation and will advise you on rental values and current market conditions together with information on the various legislation which may affect your property and the tenancy.
Our management service includes marketing and advertising your property on our registers in Long Eaton, Beeston and Stapleford, website advertising on Rightmove and Fish4Homes, newspaper advertising and accompanied viewing of vacant property with prospective tenants.
Once a tenant has been found, we provide a specialist referencing service which includes credit check, employer and landlord references on prospective tenants. The tenant is then required to sign a comprehensive Assured Shorthold Tenancy Agreement for six or twelve months. Rent is paid in advance together with a deposit, all of which is held on our regulated client's account.

FEES
Our fees for this service are:
- Full management - 10% plus VAT of the rentals received plus an initial set up fee of £50 plus VAT. This service will include collection of rent and payment to your bank account less our fees, arranging gas safety inspections and electrical inspections if required, informing the local authority and the utility providers of the new tenancy, providing on-going management and a point of contact for the tenant if any emergency issues arise.
- 2 Let only - Many landlords live locally and feel able to manage the property themselves so we can provide a Let Only service for £300 plus VAT. This will include all the above services except on-going management, after the first months rent and deposit has been collected we hand over the management to you.
FREQUENTLY ASKED QUESTIONS
- Deposits are paid by the tenant and must be held by us on a regulated deposit account and from April 2007 all deposits, whether held by the landlord or agent, must be held on an approved deposit protection scheme. The deposit is returned to the tenant at the end subject to the property condition.
- Our fees are deducted from the rent collected and the balance is paid over to you by BACS or cheque on a monthly basis.
- We will carry out emergence repairs on your behalf up to £100 but less urgent repairs are at your discretion. The cost of any repairs will be deducted from the rental income subject to your approval.
- At the end of the tenancy possession by giving two months notice from the Landlord or one month from the tenant. Alternatively the tenancy may continue for a further period either by granting a new lease or by simply allowing it to roll over to a statutory periodic tenancy for a further period of time but in either case your rights to possession still apply.
- Inventories: A simple photographic inventory is taken at the start of the tenancy on unfurnished properties and is included within our fees.
- The government imposes a considerable amount of legislation on residential properties and landlords and it is part of our service to advise on current legislation affecting you.
TENANTS NOTES LETTINGS
- A property is generally let out on an Assured Shorthold Tenancy for an initial six or twelve month period. Often the lease can be extended after the initial period, please discuss with the office.
- Prospective tenans are asked to complete an application/reference enquiry form and return to this office with an initial fee of £30. References will be taken up together with a confidential credit check.
- Upon receipt of satisfactory references, an agreement will be prepared for the tenants signature, the cost of the agreement os £80.00 including VAT. Once the agreement has been prepared, the cost of the agreement is payable irrespective of whther the tenant proceeds or not.
- We also require two forms of identification, one with your signature and one confirming your current address. E.g. driving license, passport, utility bill.
- On signing the agreement the first months rent and a deposit equal to a months rent plus £100 must be paid in advance in cash or bankers draft (a personal cheque cn only be accepted seven days in advance of key hand over).
- Inventory Æ Most properties will be provided with a photographic inventory and a brief schedule of condition taken prior to the tenantÍs occupation. The tenant is required to check the inventory and schedule as being a correct description of the condition and contents of the property both at the start and the end of the tenancy.
- Pets are usually not permitted, but please discuss this point with your office. We may also qualify other properties, which maynot be suitable for young children, and often Landlords specify no smoking, again please check with our office.
- On most properties, tenants are required to be in employment, exceptions may be made where suitable guarantors are available.
- During the occupation of the property, tenants are responsible for the cost of council Tax, Water rates, Gas, Electricity and Telepghone. If a TV License is requiree, then the tenant is also responsible for the cost of this.
- Tenants contents are not insured, we can arrange insurance if required.
- At the end of the tenancy, the deposit will be returned to the tenant on ce the property has been vacated and subject to it being left in a satisfactory condition. Where the condition is not satisfactory, the tenant will be notified and asked to deal with the dilapidation within a given time. Frpom April 2007 the tenants deposits will be held on an approved tenancy deposit scheme.
